Step 1 of 7 · Question 1 of 1

What kind of room? (required)

A real person responds within 24 hours.

What’s included

This is the work itself, item by item. If your job does not need one of these, it is not on your estimate.

  • Three-season or four-season decision

We set out honestly what each one costs to build and to heat before you choose.

  • Zoning and permit review

Setbacks, lot coverage and permit requirements checked for the addition.

  • Foundation or deck structure

Piers, frost footings or a reinforced deck frame sized for the enclosure.

  • Framing and roof

Structure built and tied into the house, with the roof detailed so it does not leak at the join.

  • Glazing and doors

Windows, sliding or swing doors installed, flashed and sealed.

  • Insulation for year-round use

Walls, roof and floor insulated where the room is intended for winter use.

  • Heating and electrical

Power, lighting and a heat source installed by our trade partners.

  • Interior finishes

Ceiling, walls, trim and flooring suited to sun, temperature swing and condensation.

How it runs

Every job we take on follows the same sequence, from the first call to the walkthrough.

  1. Tell us about the space

Where it goes, how big, and whether you want to use it in January.

  2. We call you back

Within 24 hours, to talk through use, orientation and the existing structure.

  3. Site visit and written estimate

We measure, look at the wall and roof it ties into, and quote in writing.

  4. Drawings and permit

Drawings prepared and the permit application filed where one is required.

  5. Foundation and structure

Footings or deck frame placed, then walls and roof built and tied in.

  6. Glazing, insulation and services

Windows and doors installed, insulation and air sealing, then electrical and heating.

  7. Finishes and walkthrough

Interior finished, the room tested in use, and the deficiency list closed out.

That is the whole job. Tell us about yours and we will price it — a real person calls you back within 24 hours.
