What’s included

This is the work itself, item by item. If your job does not need one of these, it is not on your estimate.

  • Moisture check first

    We look for water entry, efflorescence and damp before we plan a single finished wall.

  • Framing and insulation

    Walls framed off the foundation and insulated to the level the Building Code requires for the assembly.

  • Ceiling height and obstructions

    We plan around ducts, beams and pipes, and tell you honestly where headroom is tight.

  • Electrical and lighting

    Circuits, pot lights, smoke and carbon monoxide alarms, wired by our electrical partner.

  • Plumbing for a bathroom or kitchenette

    Rough-in and fixtures by our plumbing partner, including a sump or backwater valve where needed.

  • Fire separation and egress

    Where the basement becomes a second unit, the separations, alarms and window sizes are built to Code.

  • Drywall, trim and paint

    Board, tape, prime and finish, with baseboard, casing and doors.

  • Flooring and stairs

    Flooring suited to below grade, and stair treads, railings and finishes brought up to standard.

  • Permits and inspections

    We prepare the application, book the inspections and keep the file until final approval.

How it runs

Every job we take on follows the same sequence, from the first call to the walkthrough.

  1. Tell us about the basement

    Size, ceiling height, whether it is dry, and what you want down there.

  2. We call you back

    Within 24 hours, with the questions that decide whether it is a rec room or a second unit.

  3. Site visit and written estimate

    We measure, check moisture, headroom and services, and quote the scope in writing.

  4. Drawings and permit

    Where a permit is required we prepare the drawings, file the application and track the review.

  5. Framing, rough-in and inspection

    Walls, insulation, plumbing and electrical rough-in, then the inspections that must pass before it is closed up.

  6. Drywall, flooring and finishes

    Board, tape, paint, doors, trim, flooring and fixtures.

  7. Final inspection and walkthrough

    Final approval where a permit applies, then we walk the space with you and close out the list.
