What’s included

This is the work itself, item by item. If your job does not need one of these, it is not on your estimate.

  • Full scope and sequence

    One schedule covering every room, so trades are not tripping over each other.

  • Demolition and disposal

    Selective strip-out or full gut, with bins, dust control and protection of what stays.

  • Structural changes

    Removing walls, adding beams and columns, and opening floor plans where the structure allows.

  • Mechanical and electrical replacement

    Rewiring, repiping, heating and ventilation upgrades performed by our trade partners.

  • Insulation and air sealing

    Walls and attic brought up while they are open, which is the only cheap time to do it.

  • Kitchen and bathrooms

    Cabinets, counters, tile, fixtures and waterproofing, built as part of the same schedule.

  • Drywall, trim and paint

    Board and finish throughout, with a consistent trim package rather than a room-by-room mix.

  • Flooring and stairs

    One floor specification carried through the house, and stairs and railings to match.

  • Permits, inspections and approvals

    We prepare the application, coordinate the inspections and hold the file to final sign-off.

  • One point of contact

    You call one person about the whole job, not five trades.

How it runs

Every job we take on follows the same sequence, from the first call to the walkthrough.

  1. Tell us about the house

    Age, size, which rooms are in scope, and whether you will be living in it.

  2. We call you back

    Within 24 hours, to understand the scope before anybody prices it.

  3. Site visit and written estimate

    We walk the whole house, check structure and services, and quote room by room.

  4. Drawings, permit and selections

    Drawings prepared, permit applied for where required, and finishes chosen before demolition.

  5. Demolition and rough-in

    Strip-out, framing and structural work, then mechanical and electrical rough-in and inspections.

  6. Finishes, room by room

    Insulation, drywall, paint, flooring, millwork, tile and fixtures on a published sequence.

  7. Final inspection and handover

    Final approvals, a walkthrough with you, and the deficiency list completed before we call it done.

    Full house renovation
