Step 1 of 7 · Question 1 of 1

What are you trying to open up? (required)

A real person responds within 24 hours.

What’s included

This is the work itself, item by item. If your job does not need one of these, it is not on your estimate.

  • Finding out what the wall carries

Before anything else we open up enough to see the joists above and what is bearing on the wall.

  • Non-load-bearing wall removal

Partition and stud walls taken out, with the drywall, studs and plates removed cleanly.

  • Drywall, stud and debris removal

Board, framing, insulation and fixings taken out and hauled away, not left in the driveway.

  • Services found before they are cut

Wiring, plumbing, ducts and vents inside the wall are traced and rerouted by the trade partner for each.

  • Stamped structural drawings

Where the wall is load-bearing, the beam and its supports are designed and stamped by an independent professional engineer.

  • Building permit

Removing a load-bearing wall is a structural alteration, so we apply for the municipal building permit and manage the review.

  • Temporary support before anything moves

Floor and ceiling loads are carried on temporary walls or posts before the bearing wall is touched.

  • Beam and post installation

The beam set, posts and their footings built, and the load transferred to it under the stamped design.

  • Making good

Ceiling, floor and walls patched back, the beam boxed in or left exposed as you choose, ready for paint.

  • Inspections through to final

We book and attend each inspection the permit requires and hold the file to final approval.

How it runs

Every job we take on follows the same sequence, from the first call to the walkthrough.

  1. Tell us about the wall

Where it is, roughly how long it is, and what sits directly above it.

  2. We call you back

Within 24 hours, with the questions that decide whether the wall is carrying anything.

  3. Site visit and load assessment

We look at the joist direction, the floor above and the basement below before anyone gives you a number.

  4. Written estimate once the wall is understood

You get a price for what the wall actually needs, rather than a guess that changes the day it opens up.

  5. Drawings, engineering and permit

Where the wall is load-bearing, an independent qualified professional prepares and stamps the structural design, and we file the permit.

  6. Protection, shoring and removal

Dust protection up, temporary support in, then the wall and its framing taken out.

  7. Beam, making good and final inspection

Beam and posts installed, surfaces patched back, and the final inspection passed where a permit applies.

That is the whole job. Tell us about yours and we will price it — a real person calls you back within 24 hours.
