What’s included
This is the work itself, item by item. If your job does not need one of these, it is not on your estimate.
Protection and masking
Floors, furniture, fixtures and trim covered before a lid comes off.
Surface preparation
Holes filled, cracks repaired, glossy surfaces sanded and everything cleaned.
Priming and sealing
Repairs, stains and bare surfaces primed so the finish coat is even.
Walls and ceilings
Cut in and rolled in the number of coats the colour change actually needs.
Trim, doors and casing
Baseboard, casing, doors and frames finished properly rather than brushed around.
Caulking
Trim joints and wall junctions caulked so the lines read straight.
Wallpaper and specialty finishes
Hanging, removal, and staining or fine finishing where that is the scope.
Clean-up between days
The space is left usable, not a drop-sheet maze, at the end of each day.
Touch-up walkthrough
We walk the rooms with you in daylight and fix what you point at.
